The site integrates with Property Hive and Street CRM, includes direct calendar bookings, and was built with SEO and AEO in place from the start.
But more to the point: how many estate agents do you know that can be described as ‘slick, invaluable and exemplary service… with personality and good humour”?

We’ve partnered with De Type for over 20 years and if anything they’re even better know than they were then. I knew that by coming to DeType they’d quickly get our vibe and could turn it around to a tight deadline.

About Cove
Cove is an estate agency with a deliberately different pulse. It handles sales, lettings and new builds from across the Midlands, and it does so with an intelligent, responsive team that knows its patch and its craft.
The people it serves are varied. Home buyers, from older properties to new builds, who want a caring, unpressured experience. Tenants and landlords. Small and mid-market house builders who need a platform worthy of their developments, through Cove New Homes. And the local community: residents and partner businesses who care about guides, events such as run clubs and yoga, and referral schemes.
What ties it together is an idea: an idyllic property journey and, in time, a hub for like-minded people. Moving home is one of the biggest things most people ever do. Cove wants it to feel less like a transaction and more like belonging somewhere.
The brief
Cove’s brief was short and clear: capture their vibe, and deliver seamless, friction-free modern technology to manage property listings, take direct calendar bookings and foster community engagement.
That’s three jobs wearing one coat. The vibe is the personality that makes someone think “these people get it” before they’ve spoken to anyone. The technology is the plumbing: listings that stay current, bookings that don’t need a phone call to confirm. And the community side asks the site to be somewhere people return to, not just a shop window they pass.
“Friction-free” was the phrase we kept coming back to. Every extra click between a buyer and a viewing is a small chance for them to wander off.
The challenge
Cove was launching a new business into a sector where most websites look and sound alike: a search bar, a grid of listings, a stock photo of a front door. Cove needed to stand out from the crowd and be instantly familiar as a community-driven partner in selling, buying or letting a home.
Those two aims pull in opposite directions. Stand out, but feel familiar. Be distinctive, but be trusted straight away. A new agency has no reputation to lean on, so the site has to do the early heavy lifting: show who’s behind it, prove it’s accredited, and make the next step obvious.
Then there was the clock. The site had to be ready for the launch of the business, and that gave us 4 weeks. A launch date doesn’t move because a website needs a few more days.
The obvious answer was a template estate agent theme with a logo swapped in. It would have been quick, but it would have made Cove look like everyone else on day one, which is precisely what the business was set up not to be.
Our approach
Make the vibe the starting point
We began with how Cove wants people to feel: unhurried, looked after, part of something. Layout, typography and imagery were chosen to be warm and open rather than sales-led, with generous space around listings so the properties and the people get room to breathe. The usual agency site shouts about urgency. Cove’s reassures, which suits a buyer who wants an organic, non-pressured experience.
Plug into the tools agents already live in
Cove’s team works in Street CRM (customer relationship management software), so we integrated the site tightly with it via Property Hive. The reason is simple: a website that needs double entry is a website that goes stale. When the systems talk to each other, listings stay accurate and the team spends its time with people rather than copying details between screens. We built on WordPress, which gives Cove a platform it can manage and grow without being tied to us for every change. Direct calendar bookings sit alongside, so a viewing or appraisal is a couple of taps, not a phone-tag session.
Build trust into the pages
For a brand-new agency, credibility can’t wait. We created full service pages so each audience, from buyers to landlords to developers, finds its own clear route. Accreditations are listed, testimonials are gathered, and a payment system is integrated so invoices are easy to pay. None of it is glamorous. All of it is what makes a visitor decide a business is real.
Be findable from day one
We delivered SEO (search engine optimisation) and AEO (answer engine optimisation) as part of the build, not as a bolt-on afterwards. That meant building out schema, creating landing pages and optimising for search from the start, so search engines and AI answer tools can understand who Cove is, what it offers and where. A brand-new domain has no history, so clarity is the best head start it can get.
The work, quality and delivery is just excellent. Made the mistake of trying cheaper options and were welcomed back with open arms.

The results
The whole project was delivered ahead of time, start to finish in 4 weeks, so Cove launched with a site that matched the ambition of the business.
Search visibility started building straight away, which means Cove’s name and pages were appearing in front of people searching for property in the area. That’s a measure of visibility, not enquiries, and for a new brand it’s the right place to start: people can’t choose you until they can find you.
For the team, the benefit is practical. Listings, bookings and customer data work together, and the community side of the brand has a home to grow into.
Why it works
New businesses often feel they must choose between looking distinctive and looking dependable. Cove didn’t have to. Personality sets the tone, solid systems and visible proof back it up, and search foundations mean the right people can actually find it.
That’s the lesson for any local business launching against established names: build the character and the credibility together, and do it before day one.
